The lease on a plot of property in Bukit Timah currently taken up by Raffles Town Club (RTC) are going to not be renewed the moment it expires on Oct 17, 2026. In a Nov 20 statement, the Singapore Land Authority (SLA) and URA mutually declared that the site is schedule for future non commercial development.
Eugene Lim, key executive officer at ERA Singapore, feels that the place might be granted a bigger plot ratio provided its area at the section of Whitley Road and Dunearn Road. “There is a chance of a higher plot ratio being simply permitted on the place, like 1.6 or 2.1, such that a taller property might be developed there to function as a spots for the junction.”

In its claim, SLA and URA state the redevelopment of the area for residential usage will “sustain future housing need and enhance the residence appearance of the district”.
Lee Sze Teck, senior supervisor for information analytics at Huttons Asia, thinks the plot, which is located throughout a private non commercial enclave, will be yielded exclusive real estate. He forecasts the site might be referred a plot ratio of 1.4 offered its neighboring low-rise properties. To that level, it might potentially be become a deluxe plan with 160 to 190 units with an average unit measurements ranging from 915 to 1,076 sq ft. If the spot released for tender today, it might draw a winning bid of over $1,500 psf per plot ratio, he estimates.
The location lies barely a five-minute drive from the Singapore Botanic Gardens. It is even near academic institutions involving Singapore Chinese Girls’ School, Nanyang Primary School and St Joseph’s Institution.
The site, which measures an estimated 132,639 sq ft, is located at 1 Plymouth Avenue in District 11. It is inside strolling span of the Stevens MRT Interchange. RTC is going to continue its business at the site till the contract ends, whereupon it will certainly be called for to submit the land to the region.
